Retirement Communities in South India

INTRODUCTION
In this post, I am profiling some of the senior living options available in the cities of Bangalore, Kochi, Trivandrum, Hyderabad, Coimbatore, Chennai and Puducherry.
The senior living communities  featured  here are the new  and upcoming ones which are fully fitted out with top of the line infrastructure, having focus on senior friendly design specifications, ample healthcare and recreational facilities,  hospitality and concierge services.The differentiating factors would be-
a) whether they are stand-alone projects or part of a larger township having other apartments
b) whether they are based on a rental model or available for purchase.
While individuals would have their own preferences regarding the above, it would be worthwhile to do a background check on the service provider , their experience and expertise in the area of senior care. Ultimately, this is what will have a major bearing on the quality of  life in a retirement community, irrespective of the fancy facilities and infrastructure.
Some of the major players in the South such as Columbia Pacific Communities and Covai Care  specialise in managing and providing services in communities spread across different cities, which are developed in collaboration with an established builder.

The details furnished below are based on whatever is available in the public domain, supplemented in some cases by clarifications provided by the respective customer service departments.

                                                        BANGALORE

1 - COLUMBIA PACIFIC COMMUNITIES  ( CPC ) - 

This is the Indian entity of the Seattle-based Columbia Pacific group,which entered India in 2017 and has already emerged as one of the largest operators in the senior living segment in India. It has over 1600 residential units under its management, spread over five cities and nine locations across South India. With its corporate office in Bangalore, it has nine operational senior living projects -  four in Coimbatore, two in Chennai and one each in Bangalore, Kancheepuram and Puducherry. The management of these nine projects came into its portfolio with the acquisition, in 2017, of Tamil Nadu based Serene Senior Care which was managing these communities. It has already launched its tenth senior living project in India - The Virtuoso Club and Serviced Residences in Bangalore. This is the first of its projects to be completely conceptualised and built by CPC, and is expected to be operational by January 2023. 

CPC offers its projects under two brand names -

a) Serene by Columbia Pacific - which includes the pre-existing Serene properties as well as the new projects that will be created for a mid-range price point

b) Columbia Pacific Signature - which is the premium brand for the upper middle class clientele.

In Bangalore, it has one project under the Serene brand name - SERENE URBANA, and the new upcoming project  - The Virtuoso Club and Serviced Residences - under its Signature brand.

CPC has recently  tied up with the Bangalore based Embassy group, to be the service provider for  the real estate group's first senior living project at Embassy Springs - a self-sustained community in North Bangalore spread across 288 acres.The first phase of this project will have around 250 units in 1 and 2 BHK formats with unit sizes ranging from 600 to 1000 sq.ft.of carpet area.

1 (a) - SERENE URBANA, DEVANAHALLI  (for Independent living)

This senior living project, which is managed by Columbia Pacific Communities, is located within the scenic 180 acre integrated township of Ozone Urbana, at Devanahalli, North Bangalore. It is about 8 kms. from  the Bangalore International airport, along the Hyderabad Highway NH 7, and comprises of 318 apartments which include 1 BHK, 2 BHK, 2.5 BHK and 3 BHK units.

1 ( b) - THE VIRTUOSO CLUB AND SERVICED RESIDENCES (for Independent living).

This new and upcoming project of Columbia Pacific Communities is the first of its Signature Property and is expected to be operational by January 2023. It has 158 residential units comprising of 1 BHK, 2 BHK and 3 BHK units with saleable areas ranging from 736.9 sq.ft. to 1754.9 sq.ft .in the price range of  Rs.47.14 lakhs to Rs. 1.26 crores. 2) URBANA IRENE, DEVANAHALLI  by COVAICARE (for Independent and Assisted Living)
Urbana Irene is a recently completed senior living community situated in the township of Ozone Urbana  at Devanahalli, adjacent to Serene Urbana. It has 170 apartments comprising of 1 BHK,, 2 BHK, 2.5 BHK and 3 BHK (ranging from 635 to 1469 sq. ft. of super built-up area), costing between Rs. 31 lakhs and Rs. 67 Lakhs. 3) BRIGADE  PARKSIDE RETIREMENT  HOMES  - DEVANAHALLI (for Independent and Assisted Living)  
This is located within Brigade Orchards, a 130 acre integrated township at Devanahalli- a 10 minutes drive from the Bangalore International Airport.  It is managed by  Age Ventures India (an associate of Helpage India), which has a knowledge sharing agreement with UK's  MHA- experts in geriatric care since the last 65 years.
There are a total of 156 ready to move units, with all handicap and wheelchair accessible spaces,  comprising 1 BHK (1020 to 1490 sq. ft. super built-up area)
and 2 BHK (1400 to 1530 sq. ft. super built-up area), starting from Rs.51 Lakhs  (all inclusive).
Adjoining  Parkside, a full-fledged 34-bed Assisted Care Home Block is being set up, along with 6 guest rooms, which will partly be dedicated to the residents of the retirement home, while the rest will be used to accommodate senior citizens from the larger township who require assisted care.

4) SUVIDHA RETIREMENT VILLAGE- (for Independent and Assisted Living)
Set up by Sushruta Vishranti Dhama Ltd., it is also an assisted living facility conceived by a few doctors of the Bangalore Hospital. Set up on 30 acres of land off  Kanakapura Road, there are 180  2BHK cottages (925 sq. ft.) amidst lush greenery along with a 3 acre water body. The cottages are priced around Rs. 75 lakhs.
The current maintenance fee of Rs. 5000/- + service tax includes housekeeping and maintenance of common amenities.

5 -MANTRI PRIMUS  by Mantri developers and managed by PRIMUS LIFE  has two senior living properties in Bangalore.

5 a)  MANTRI PRIMUS REFLECTION - (for Independent Living)
It is a ready-to-move senior living project comprising of 163 apartments set within 2.17 acres at Kagallipura, Kanakapura Main Road (opposite Art of Living Centre) along Bangalore Coimbatore NH 209. The apartments comprise 1 BHK-( 850 sq.ft.), 1.5 BHK -(1060 sq.ft.),2 BHK-(1390 sq. ft.) and 2.5 BHK - (1560 sq.ft.) (all sizes refer to super built-up area), with the cost ranging from Rs. 43 lakhs to Rs. 86 lakhs + registration.
Maintenance charges (covering maintenance of common areas) for the first two years are already included in the cost of the flat. From the third year onwards, the maintenance charges would be

Developed on 4.5 acres of land, it is a completed senior living project located along Kanakapura main road at a 10 mts. drive from the Art of Living Centre. It comprises of  75 fully furnished studio and 1 BHK units (430 sq. ft. to 730 sq. ft. super built-up area) specially designed for senior living.
Units are available on long-term lease with a one-time membership fee of  Rs 75,000/- The studio apartments require a refundable deposit of Rs. 25 Lakhs, with estimated monthly charges  of Rs. 30,000/- (for single occupancy) and Rs. 35,000/- (for double occupancy).
The 1 BHK units involve a deposit of Rs. 35 Lakhs, and monthly charges of Rs. 35,000/- (for single occupancy) and Rs.40,000/- (for double occupancy.)

Set up by Chennai-based Vedaanta Senior Living in partnership with Value and Budget Housing Corporation (VBHC Pvt. Ltd.), Vedaanta Vaibhava has a total of 92 apartments in the form of 1.5 BHK suites and 2 BHK apartments, starting from Rs. 32 Lakhs.
The monthly maintenance of Rs. 6000/- includes housekeeping services and maintenance of all common amenities. It has a vegetarian mess with mess charges of Rs. 200/- per day per person.

Located in the eastern suburbs of Bangalore, it is a 300 villa integrated township comprising of fully-furnished villas available on rent.
For independent villas, monthly charges start from Rs. 45,000/- apart from which admission fee, infrastructure charges, and a refundable deposit are also applicable.
The charges for long term stay are as follows-
Single occupancy- Rs. 15,000/- per month; Double occupancy- Rs. 25,000/- per month
For short-term stay, the applicable charges are: Single occupancy- Rs. 900/- per day; Rs. 22,000/- per month
Double occupancy- Rs. 1200/- per day; Rs. 30,000/- per month.
For assisted Living (which is in the planning stage), the monthly charges are likely to start at Rs. 40,000/-

1) BLESS RETIREMENT LIVING - ALUVA (for Independent Living)
Bless Retirement Living by Bless Homes Pvt. Ltd. is located within a three acre plot on the outskirts of Aluva. The completed project has a total  of 64 apartments which include studio (400 sq.ft.), 1 BHK (550 sq. ft.) and 2 BHK (900 sq. ft.) apartments. While the first phase is completed and functional, plans are afoot to add another 100 apartments in the near future.
Based on the lease model, two schemes are available-
a) 'Permanent Stay'- the resident has the right to stay on a permanent basis, on payment of a FD for the apartment.
b) 'Rental Stay'- For short-term stay, on payment of a monthly rental.

4. AYANA DOCTORS'RETIREMENT RETREAT at THEVAKKAL
This is a first of its kind retirement retreat proposed to be set up exclusively for retired doctors. The brainchild of two Kochi based doctors, the idea is to provide luxury and comfort to residents who would also be able to keep themselves occupied and serve the community through an out patient clinic providing subsidised medical care.
