In this post, I am profiling some of the senior living options available in the cities of Bangalore, Kochi, Trivandrum, Hyderabad, Coimbatore, Chennai and Puducherry.
The senior living communities featured here are the new and upcoming ones which are fully fitted out with top of the line infrastructure, having focus on senior friendly design specifications, ample healthcare and recreational facilities, hospitality and concierge services.The differentiating factors would be-
a) whether they are stand-alone projects or part of a larger township having other apartments
b) whether they are based on a rental model or available for purchase.
While individuals would have their own preferences regarding the above, it would be worthwhile to do a background check on the service provider , their experience and expertise in the area of senior care. Ultimately, this is what will have a major bearing on the quality of life in a retirement community, irrespective of the fancy facilities and infrastructure.

BANGALORE
1 - COLUMBIA PACIFIC COMMUNITIES ( CPC ) -
This is the Indian entity of the Seattle-based Columbia Pacific group,which entered India in 2017 and has already emerged as one of the largest operators in the senior living segment in India. It has over 1600 residential units under its management, spread over five cities and nine locations across South India. With its corporate office in Bangalore, it has nine operational senior living projects - four in Coimbatore, two in Chennai and one each in Bangalore, Kancheepuram and Puducherry. The management of these nine projects came into its portfolio with the acquisition, in 2017, of Tamil Nadu based Serene Senior Care which was managing these communities. It has already launched its tenth senior living project in India - The Virtuoso Club and Serviced Residences in Bangalore. This is the first of its projects to be completely conceptualised and built by CPC, and is expected to be operational by January 2023.
CPC offers its projects under two brand names -
a) Serene by Columbia Pacific - which includes the pre-existing Serene properties as well as the new projects that will be created for a mid-range price point
b) Columbia Pacific Signature - which is the premium brand for the upper middle class clientele.
In Bangalore, it has one project under the Serene brand name - SERENE URBANA, and the new upcoming project - The Virtuoso Club and Serviced Residences - under its Signature brand.
CPC has recently tied up with the Bangalore based Embassy group, to be the service provider for the real estate group's first senior living project at Embassy Springs - a self-sustained community in North Bangalore spread across 288 acres.The first phase of this project will have around 250 units in 1 and 2 BHK formats with unit sizes ranging from 600 to 1000 sq.ft.of carpet area.
1 (a) - SERENE URBANA, DEVANAHALLI (for Independent living)
This senior living project, which is managed by Columbia Pacific Communities, is located within the scenic 180 acre integrated township of Ozone Urbana, at Devanahalli, North Bangalore. It is about 8 kms. from the Bangalore International airport, along the Hyderabad Highway NH 7, and comprises of 318 apartments which include 1 BHK, 2 BHK, 2.5 BHK and 3 BHK units.

1 ( b) - THE VIRTUOSO CLUB AND SERVICED RESIDENCES (for Independent living).
This new and upcoming project of Columbia Pacific Communities is the first of its Signature Property and is expected to be operational by January 2023. It has 158 residential units comprising of 1 BHK, 2 BHK and 3 BHK units with saleable areas ranging from 736.9 sq.ft. to 1754.9 sq.ft .in the price range of Rs.47.14 lakhs to Rs. 1.26 crores. 2) URBANA IRENE, DEVANAHALLI by COVAICARE (for Independent and Assisted Living)
Urbana Irene is a recently completed senior living community situated in the township of Ozone Urbana at Devanahalli, adjacent to Serene Urbana. 3) BRIGADE PARKSIDE RETIREMENT HOMES - DEVANAHALLI (for Independent and Assisted Living)
This is located within Brigade Orchards, a 130 acre integrated township at Devanahalli- a 10 minutes drive from the Bangalore International Airport. It is managed by Age Ventures India (an associate of Helpage India), which has a knowledge sharing agreement with UK's MHA- experts in geriatric care since the last 65 years.
There are a total of 156 ready to move units, with all handicap and wheelchair accessible spaces, comprising 1 BHK (1020 to 1490 sq. ft. super built-up area)

Set up by Sushruta Vishranti Dhama Ltd., it is also an assisted living facility conceived by a few doctors of the Bangalore Hospital. Set up on 30 acres of land off Kanakapura Road, there are 180 2BHK cottages (925 sq. ft.) amidst lush greenery along with a 3 acre water body. The cottages are priced around Rs. 75 lakhs.
The current maintenance fee of Rs. 5000/- + service tax includes housekeeping and maintenance of common amenities.

5 -MANTRI PRIMUS by Mantri developers and managed by PRIMUS LIFE has two senior living properties in Bangalore.
5 a) MANTRI PRIMUS REFLECTION - (for Independent Living)
It is a ready-to-move senior living project comprising of 163 apartments set within 2.17 acres at Kagallipura, Kanakapura Main Road (opposite Art of Living Centre) along Bangalore Coimbatore NH 209. Located in the eastern suburbs of Bangalore, it is a 300 villa integrated township comprising of fully-furnished villas available on rent.
For independent villas, monthly charges start from Rs. 45,000/- apart from which admission fee, infrastructure charges, and a refundable deposit are also applicable.
The charges for long term stay are as follows-
Single occupancy- Rs. 15,000/- per month; Double occupancy- Rs. 25,000/- per month

4. AYANA DOCTORS'RETIREMENT RETREAT at THEVAKKAL
This is a first of its kind retirement retreat proposed to be set up exclusively for retired doctors. The brainchild of two Kochi based doctors, the idea is to provide luxury and comfort to residents who would also be able to keep themselves occupied and serve the community through an out patient clinic providing subsidised medical care. This is promoted by Ananya Shelters Pvt. Ltd. based in Coimbatore, which also provides the services and manages all the phases of the community located in multiple locations around Coimbatore. Phase 1 was launched at Thondamuthur in 2010 and followed up with the completion of another four phases.
The ongoing Phase 6 is located at Thudiyalur in Coimbatore and spread over 8.5 acres of land. Vedaanta Senior Living is establishing its presence in Coimbatore with the launch of two new senior living projects.

Not many are aware of Dhyanaprastha Retirement Township in the outskirts of Hyderabad. It is probably the ONLY retirement community managed by owners. The management of the township was taken over by the society of owners in March 2009 and it is a functioning community all these years. There are 46 duplex 3 BHK cottages with a centralised dining hall, kitchen, staff quarters and other basic facilities. My wife and I were residents there for seven years before moving to S3 CovaiCare Retirement Community in Coimbatore in Dec. 2015. The day to day management is carried out by the Resident Manager under the supervision of the Managing Committee of the Society. Essential staff reside in quarters within the township.
